Resident Portals Offer Online Rent Pay, Repair Requests, Maintenance And More

CLIFTON, N.J. — Value Companies has taken an aggressive approach to creating excellent resident services and streamline its payment and maintenance requests with user-friendly websites that exemplify the real estate company’s position at the forefront of management technology.

Late last year, the Clifton, N.J.-based company — which owns and manages a portfolio of 3,600 residential units in New Jersey, Pennsylvania, New York, Texas and Florida — introduced property specific websites complete with password protected resident portals that offer convenient, paperless rent payment options, while also providing instant repair requests, building maintenance and more.

A total of 14 Value rental communities currently feature specific websites including 140 Mayhill, Ten Sampson, Arla, Crestview, Foxhall, Gateways at Randolph, Landra, Ralson, Saddle Brook and Valley View Apartments in New Jersey, Creek Village Apartments in Pennsylvania, Sutton Hill and The Point at Sutton Hill in Orange County, NY and Gateways at Centreport in Fort Worth, TX.

“It’s no secret residents and consumers-at-large are relying heavily on online tools and services, so we decided to implement a campaign that would make us more accessible to our renters online, while also helping them simplify tedious tasks such as paying monthly rent, calling in service requests, etc.,” says Jon Moore, Vice President of Development for Value. “These online initiatives are another avenue to enhance the quality of our customer service and better address our resident needs.

“They can choose to either log on each month to the secure site to pay their rent or set up a recurring payment program eliminating the worry of having to pay each month. We’ve also extended the ease and convenience to potential renters with a function that allows them to complete an online application.”

Value has also delved into the ever expanding realm of online social media. The developer maintains a corporate blog with updated news and information on rental opportunities and industry trends, as well as property specific Facebook profiles with contact information, photos, videos, community updates and rental promotions and a twitter profile (http://twitter.com/valuecompanies) with reminders about monthly rents and scheduled maintenance.

“The social media outlets serve two primary purposes,” says Mr. Moore. “First is a social site to post news about our company and rental communities, along with a destination for neighbors to connect and for potential renters to interact with current residents. Of course as a property owner and manager, it’s also a vehicle for us to drive traffic and leads to each community and increase leasing activity.”
